How long will the inspection take? What affects the amount of time? These are both questions asked by not only the client getting the inspection but also the realtor and the seller. Let's start with the first question.
How long will the inspection take?
A basic home inspection can take anywhere from 4 to 5 hours. That's the short answer. This can depend on many factors, which brings us to the second question.
What can affect the amount of time an inspection takes?
Several factors affect the inspection. When you first ask for an inspection, you may be asked about the square footage of the structure or the amount of bedrooms and bathrooms. The size of the structure is a big factor in time. Another factor is the age of the structure. Although new builds have issues, the older the structure is, typically the more defects are found. Does the structure have a finished basement, crawlspace, or is it on a poured slab? Crawling under a house with a small crawlspace takes more time than walking around looking at a slab of concrete. As you can deduce, there are many factors that can affect how long it may take. One last one is how many people are present.
Many inspectors like to have the client present to be able to answer questions in person. Not only about the report but also about any concerns they may have observed. This is a good extension of the time. This is an amount of time that helps to relieve stress and concerns.
A basic inspection may take four to five hours for a small to moderate house. Many factors can affect that time frame, but it is always worth the time and money to be able to protect your investment.
